POSITION SUMMARY:

Performs inspection, maintenance and repair work on building systems and components. This work is performed under general supervision using the tools and techniques of various technologies, including electrical, carpentry, mechanical and plumbing.

COMPETENCIES:

  1. Education: High school diploma or equivalent.

  2. Knowledge: Knowledge of basic electrical, carpentry, mechanical and plumbing techniques, procedures and materials.

    Knowledge of building elements and codes.

    Knowledge of safety rules, procedures and practices, including the proper use of safety equipment as defined by OSHA and industry standards.

  3. Skills: Applies trades and safety knowledge indicated herein.
    Safely uses tools and equipment indicated herein.
    Ability to solve problems and manage information indicated herein.

Requires proficient written and verbal English communication skills, at least on an high school graduate level, to interact with departmental/JHM staff.
Identifies and avoids hazards as indicated by warning labels, signage, lights and other warning devices.

Performs work within reasonable lengths of time as measured against trade, industry or engineered standards.

5 years related work experience in all aspects of building repairs using carpentry, electrical, and plumbing skills.

The full-time equivalent spent in trades programs may count toward the 5-year work experience requirement.

All types of tools and equipment normally used in the various trades, including specialized equipment, as well as common powered bench and hand tools (such as drills, grinders, compressed air) and non-powered hand tools.

Requisitions inhouse stock items.

Suggests to supervisor those materials which may need to be requisitioned from outside sources.

Amounts vary and are usually charged to departmental cost center, but may be subsequently allocated otherwise.

Effectively uses resources within control.

Makes decisions based on trade practices and supervisor direction as appropriate for the scope of this position.

PROBLEM SOLVING: INFORMATION MANAGEMENT:

Identifies, analyzes, diagnoses and resolves routine maintenance problems.

Reads and interprets schematic and construction drawings, service manuals and other technical documents.

Follows instructions provided by blueprints, drawings, written materials, work orders and oral instruction.

Communicates (written and oral) with supervisor and departmental/JHM staff.

Assimilates JHH/departmental mission, policies and procedures as well as specific job safety aspects.

Works in shop and mechanical area environments with exposure to dust, heat, cold, noise and fumes.

Work may be performed outdoors with exposure to extreme temperatures and other weather conditions.

Gets into/works within confined spaces and in awkward positions.
Works at heights of up to 30 feet above surface using ladders, lifts and equipment. Work requires ability to stand, walk or sit for extended periods of time.

Work requires ability to load/unload and transport/position tools, equipment and materials & push/pull loaded hand trucks weighing up to 75 pounds.

Possible exposure to communicable diseases, hazardous materials, and pharmacological agents has little likelihood of harm when established health precautions are followed.

Work requires the use of protective safety devices including, but not limited to, safety glasses, gloves, hearing protection, infection prevention apparel/apparatus, back belt.
